Client Brief
The client wanted to buy a property where they could add value with the purpose to either retain for rental income or sell, depending upon the market conditions. The priority was to acquire an unmodernised property in a fantastic location where the market was buoyant, demand was high and properties were achieving increased values in PPSF (price per SqFt).
Delivered
Utilising our contacts and local knowledge, we spotted a wonderful apartment in a totally unmodernised but habitable condition, located in one of London’s oldest garden squares, close to the amenities of Kensington high street and the underground as well as Hyde Park. Once we negotiated a good price for our client and agreed the purchase, we began the next phase of our plan. We carried out extensive structural work to open up the rooms located upon entering the flat to create a large bright and airy space for a stunning open plan kitchen/breakfast and reception room while reconfiguring the living quarters to the rear of the property.
We successfully created a masterpiece of classical design with a modern twist. In addition to creating a balanced space we sculpted a wonderful fireplace, hewn into a marble front with gold inlays to match the fireplace itself within a tranquil lounge, leading to the dining table and stunning Italian kitchen. It presented as modern and homely, inline with our vision to replicate the historic English style of Kensington which can still be seen to this day. Minotti furniture and Miele appliances were fused with genuine Italian artisan furniture pieces made at a studio in Italy who employed young teenagers who had overcome challenging childhoods to design the furniture, which added to the beauty of the finished product. To the rear of the property were three bathrooms and three bedrooms giving this lateral apartment the perfect balance.
As with many or our projects, the sale price achieved set a record benchmark on a PPSF (price per SqFt) basis despite the market having turned during the construction process. We also managed to arrange the client with a debt restructuring solution from an Italian bank to finance the project and managed the sale of the property using one of our trusted panel of solicitors.
